One of the most serious problems in the 21st century is urban sprawl. Due to that, many cities in the world today are facing the problem of chaotic settlement, traffic congestion, inadequate buildings and air pollution apart from that it has created settlement on floods, swamps, landslide and hazardous zone. Although the general land use planning of Ulaanbaatar city, is estimated to be 33698 hectares, which is suitable for the population of the settlement area, because of population increase the urban sprawl, it has reached to 39235 hectares as of today, exceeding 5,537 hectares. Although many urban development concepts are suggested to use in Ulaanbaatar, it is difficult to choose urban concept due to the lack of measurement and analysis of the city as a whole for each of the spatial indicators in the current situation and planning. In a specific urban setting, the most important step in performing this task is to evaluate current situation and compare planning results. In this study, the urban sprawl of Ulaanbaatar started in the 1990s, was determined by using geographic information system based on the satellite data of 1990, 1995, 2000, 2005 Landsat TM- 5, 2010 Quickbird, 2015 World View, and the March 2020 Sentinel2. This study measures the urban sprawl of Ulaanbaatar with spatial indicators and compares the urban development concepts with land use efficiency and land use form, and researches the issue of reducing urban sprawl by increasing the city's internal density. According to the study, the implementation of compact city concept of land readjustment on 4604 hectares will allow to improve the land use form by reducing the sprawl of the settlement threefold, and increase the efficiency of land use by allocating the settlements in 12479 hectares.
